The Golden Sedayu Construction team is pleased to report that July marked another month of strong progress at Somerset Residences, with construction continuing to advance steadily above the ground on the podium levels. The site has become increasingly active, with several work areas progressing at the same time to maintain the project’s momentum.
Throughout the month, the team completed a number of significant structural milestones, including the basement walls, the Level 1 lift and stair cores, and all of the ground floor structure.
Work also advanced onto the mezzanine level, while the installation of precast concrete elements continued to define the building’s form and layout.
We are pleased with the ongoing progress being made at Burswood Point and remain committed to delivering Somerset Residences to the highest standard.

With momentum building on site and behind the scenes, we would like to report that May saw Somerset continue to progress well through the structural phase.
Solid progress has been made across both cores (staircase and lift shaft) and the suspended slab works. Somerset East core vertical works continued ahead of the jumpform being erected and Somerset West has been set to have its jumpform installed in June. Jumpforms help with the construction of lift and stair cores when the formwork gets jumped from one level of a concrete structure to the next, thus increasing construction speed and reducing reliance on cranes.
With basement slab works now complete, activity across site has continued to build as the focus shifts further into the above-ground structure. Multiple areas are now progressing, including the formwork, reinforcement works and pouring of the ground floor suspended slab. With more of the structure now visible, buyers will begin to see Somerset’s scale and form emerging over the coming months.
Overall, the project remains on track to the construction program, with close coordination of logistics, crane operations, and follow-on trades continuing to play an important role as works continues to ramp up.

We’ve seen strong progress at Burswood Point this month, with construction advancing across Somerset Residences, the Garden and River Homes, as we near the completion of Racecourse Boulevard in May.
Somerset has now moved into the vertical construction phase, with bulk excavation nearing completion, both cores underway, and major foundation elements, including the Somerset West basement slab, now poured.
CU Building Group has poured the suspended first floor slabs for Stage 1 of the Garden Homes, with structural steel installed and brickwork now underway. Formwork is progressing for the remaining homes ahead of upcoming slab pours.
Momentum continues across the River Homes, with ground floor slabs completed, structural steel installation imminent, and brickwork underway for Stage 1. Urbane Projects Pty Ltd has also completed documentation for Stage 2, ready to lodge the Building Permit applications with the Town of Victoria Park in May.
This level of concurrent progress highlights the scale and coordination behind Burswood Point, as it continues to take shape as one of Perth’s most significant new waterfront communities.

It was a privilege for the Golden Sedayu team to be invited to participate in The Urban Developer’s inaugural Perth Symposium on March 11 and 12.
The event brought together 150+ senior property professionals, including private and institutional developers, investors, financiers, consultants and government stakeholders. Attendees had the opportunity to learn more about the 38ha masterplanned community, see the 2.5km stretch of Swan River foreshore – a waterfront that has not been publicly accessible for more than 80 years, and view construction progress firsthand at Somerset East and West, along with the River and Garden Homes.

Golden Sedayu Construction has maintained strong momentum over the festive period, with the successful installation of the tower crane for Somerset East. The erection of the crane marks a key milestone for Burswood Point, signalling the vertical commencement of the first building within the broader 38-hectare masterplanned community. At Somerset East, the basement slab is currently undergoing waterproofing and preparation works in readiness for the next stage of structural pours, while excavation works continue at Somerset West down to the required basement pad level.
Once the second tower crane is erected next month, basement slab works will continue through to Somerset West, enabling construction to progress concurrently across both buildings.

Somerset Residences
We are pleased to report that the piling for Somerset is now 100% complete and that the piling contractor has now demobilised from site. This is a major milestone for the project as Golden Sedayu moves forward with progress on the individual towers.
At Somerset East, excavation of the building footprint is now complete. The team is making great progress preparing the pile caps that will support the main structure above, while works continue on the tower crane foundations ahead of its February installation. Once the crane is in place, vertical construction of the East Tower will begin.
At Somerset West, excavation works will continue into the new year.
Garden Homes
With slabs in place and brickwork started, the full scale and layout of the homes are now coming to life.
In the new year, the CU Building team will lodge the Building Permit applications for Stage 2 (Garden Home 7 to Garden Home 12) ensuring a smooth and uninterrupted progression of the broader Garden Homes construction program.
River Homes
We are pleased to confirm that Urbane will lodge the Building Permit applications for the first four River Homes (RH01,08, 09 and 10) this side of Christmas, which will align with the commencement of initial site establishment works, which includes: setting up fencing, signage, surveying and preparing the area for construction commencement.
The Urbane team will return to site to prepare for ground slab pouring by the end of January, at which time they will lodge the next four Building Permit applications (RH16, 17, 24 and 25).
