Town of Victoria Park approves next residential stage at Burswood Point

Golden Sedayu has welcomed the Town of Victoria Park’s approval for the third and fourth apartment buildings at Burswood Point, introducing another 210 residences to the extraordinary riverfront site on the perimeter of the Belmont Park Racecourse.
Designed by Cottee Parker, which is known for high profile projects such as The Ritz Carlton Perth and Melbourne and the transformational Queen’s Wharf masterplan in Brisbane’s CBD, the next release will be delivered by Golden Sedayu’s in-house construction team.
One of Burswood Point’s greatest strengths is its integrated delivery model under a single developer with a clear long-term vision for the masterplan. With Golden Sedayu Construction already mobilised on site to deliver Somerset, the team is well placed to seamlessly transition into future stages using the workforce, systems and equipment already in place.

To celebrate the completion of Racecourse Boulevard, Golden Sedayu was finally able to welcome buyers and interested parties to a one-day-only Sneak Peek of Burswood Point, offering an opportunity to experience the scale of the development firsthand.
As a working construction site, this was the first time the site had been open to the public and the response was incredible. It was wonderful for visitors to immerse themselves in the exceptional location and panoramic views of the Swan River, Belmont Park and Optus Stadium
Driving down the boulevard, it’s easy to visualise the future vibrancy of the neighbourhood, which will be enhanced by the internationally acclaimed 5-star Anantara Resort, retail and dining precincts, entertainment offerings, expansive public open space and riverfront parklands.

The transformation of the Burswood Peninsula has reached another significant milestone, with Golden Sedayu officially celebrating the completion of Burswood Point’s main thoroughfare, Racecourse Boulevard, at a ribbon-cutting ceremony.
Golden Sedayu Managing Director Andrew Sugiaputra welcomed The Honourable John Carey MLA and Town of Victoria Park Mayor Karen Vernon along with valued project stakeholders and consultants who helped bring the boulevard to fruition.
Tracc Civil commenced construction in May 2025 and the 850m boulevard marks a major step forward in delivering critical infrastructure that will connect Graham Farmer Freeway to the future Burswood Point community.
Golden Sedayu’s experience delivering large-scale infrastructure and complex ground engineering works positions the company among a small number of WA developers capable of undertaking a project of this complexity.
The extraordinary scale includes the installation of more than 13,500 piles spanning a combined 200km in length – further than the distance from Perth to Bunbury.
The boulevard will officially open to the public this time next year, once Somerset East and West Residences and the first stage of exclusive green-title riverfront homes progress towards completion, marking the first time this section of the Swan River will be publicly accessible for more than 80 years.

We’ve seen strong progress at Burswood Point this month, with construction advancing across Somerset Residences, the Garden and River Homes, as we near the completion of Racecourse Boulevard in May.
Somerset has now moved into the vertical construction phase, with bulk excavation nearing completion, both cores underway, and major foundation elements, including the Somerset West basement slab, now poured.
CU Building Group has poured the suspended first floor slabs for Stage 1 of the Garden Homes, with structural steel installed and brickwork now underway. Formwork is progressing for the remaining homes ahead of upcoming slab pours.
Momentum continues across the River Homes, with ground floor slabs completed, structural steel installation imminent, and brickwork underway for Stage 1. Urbane Projects Pty Ltd has also completed documentation for Stage 2, ready to lodge the Building Permit applications with the Town of Victoria Park in May.
This level of concurrent progress highlights the scale and coordination behind Burswood Point, as it continues to take shape as one of Perth’s most significant new waterfront communities.

It was a privilege for the Golden Sedayu team to be invited to participate in The Urban Developer’s inaugural Perth Symposium on March 11 and 12.

The celebrated Thai-inspired wellness hotel will anchor our 38 hectare masterplanned project and form a key part of the long-term vision for the precinct.
The Anantara brand is part of the leading global hotel owner and operator Minor Hotels’ portfolio, which spans over 640 hotels, resorts and branded residences across the world. Its launch into Burswood Point reflects growing confidence in the scale, location, design and international appeal of the project.
This partnership reinforces our long-term vision to deliver a thriving, well-serviced community that integrates high-quality residences, hospitality, retail and public amenity at Burswood Point. The landmark luxury hotel will be defined by exceptional design, craftsmanship, and service.
We see this interest from a globally recognised luxury operator of this calibre as a strong endorsement of the masterplan design concept by Skidmore Owings and Merrill (SOM), and the progress of the premium residential product currently under construction.
The hotel will feature 150 contemporary guest rooms and suites, two destination restaurants, a swimming pool, and a fully equipped fitness centre. An Anantara Spa will introduce Perth to the brand’s award-winning approach to wellness with indulgent, publicly accessible amenities.

Golden Sedayu Construction has maintained strong momentum over the festive period, with the successful installation of the tower crane for Somerset East. The erection of the crane marks a key milestone for Burswood Point, signalling the vertical commencement of the first building within the broader 38-hectare masterplanned community. At Somerset East, the basement slab is currently undergoing waterproofing and preparation works in readiness for the next stage of structural pours, while excavation works continue at Somerset West down to the required basement pad level.
Once the second tower crane is erected next month, basement slab works will continue through to Somerset West, enabling construction to progress concurrently across both buildings.
