Construction Update at Burswood Point | River and Garden Homes | September 2026
We are pleased to provide our monthly progress update for the River and Garden Homes at Burswood Point. With construction continuing to advance the site, here’s a closer look at the latest milestones achieved this month.
Stage 1:

Ground floor brickwork is complete to all homes.

All first floor suspended slabs have been poured.

River Homes 8 and 25: First floor brickwork is complete.

River Home 17: Structural steel columns have been installed.

River Home 8: Second floor formwork has commenced.
Stage 2 :

River Home 11: Concrete footings, slab, and ground floor brickwork is complete and formwork has commenced to first floor.

River Home 13: Concrete footings are complete, slab has been poured, structural steel columns have been erected and bricks have been delivered ready to commence.
Urbane is nearing completion on documentation for Stage 3 of the River Homes (RH2 to RH7) in anticipation for the Building Permits to be submitted to the Town of Victoria Park before Christmas.
Garden Homes
It is exciting to see Stage 1 take shape, with the roof terrace pergolas now complete on Garden Homes 1 and 6.
From these elevated outdoor spaces, residents will enjoy view corridors towards the river and racecourse, creating another opportunity to make the most of outdoor living at Burswood Point.
Meanwhile, roof flashings are now underway on Garden Homes 2 to 5, with gyprocking progressing through the wet areas and external wall plastering underway on the first floor.
Stage 2 is also progressing well, with footings dug, service prelays installed and ground floor slabs poured for Garden Homes 12, 10 and 8. Structural steel and bricks have also been delivered, with installation commencing shortly.
Foreshore Landscaping
Landscaping works are progressing across the garden spines, with hard landscaping underway and the framework for future native species planting now taking shape. These spaces will become an important part of the Burswood Point community experience, connecting residents with nature, the river and its pathways to the wider neighbourhood.
Hard landscaping and playground equipment is also being installed in the pocket park, adjacent to the Garden Homes, providing an early glimpse of the family-friendly green spaces taking shape for residents to enjoy.

We are pleased to share this month’s construction update for Somerset Residences, with steady progress continuing across both towers as the development moves through its structural phase.
While the recently installed Golden Sedayu | Burswood Point signage on the jumpform may attract the gaze of passersbys, it is the progress it symbolises across both towers that is most significant.
- Both cores are advancing ahead of the floor slabs.
- Level 3 works are progressing and formwork continues throughout the towers.
- Core staircases and lobby slabs are following behind the jumpforms,
- Basement areas have largely been stripped, allowing the next stages of work to commence.
Follow-on trades are now starting to move into the building, including blockwork, ceilings and partitions, and building services are progressing. Façade materials have also started to arrive.
As construction progresses, the focus remains on maintaining momentum while coordinating façade installation, building services and internal trades. With more areas becoming available, the coming months will see further activity across the towers as the next stages of work take shape.
Each milestone brings Somerset Residences another step closer to completion, with the building gradually moving from its structural framework towards the finished homes and resident amenities.

As the sole developer of Burswood Point, we feel privileged to be able to create Perth’s next urban neighbourhood from the ground up. Somerset Residences is making its way up through the podium levels, the River and Garden Homes are being delivered by Urbane and C U Building Group respectively, and the DA for the next two buildings is approved. It is an exciting time at Burswood Point.

We are pleased to report that August marked another month of steady progress at Somerset Residences, with structural works continuing to advance across multiple work fronts.
At the lower levels, basement formwork stripping is now complete and stripping of the Ground Floor is now progressing.
Above ground, core construction is progressing as planned, with the Somerset East Jumpform now reaching Level 2 and Somerset West Jumpform walls now raised. On both buildings, Level 1 is complete and formwork for Level 2 is underway.
FORESHORE LANDSCAPING
Landscaping works are beginning to establish the future public spaces and waterfront experience at Burswood Point.
The team has progressed the commissioning of irrigation infrastructure, including the bore and iron filtration system, alongside the installation of key landscape elements including hard landscaping structures and rock retaining walls.
This framework marks another step in the delivery of Burswood Point’s 2.5-kilometre foreshore, which will become an integral part of the community’s connection to the Swan River, parkland and surrounding amenity.

As we move into spring, we are pleased to provide a progress update for the River and Garden Homes at Burswood Point.
River Homes
Urbane continues to work through Stages 1 and 2 of the River Homes.
Stage 1:
- River Home 17: The first floor suspended slab has been poured.
- River Homes 1 and 9: First floor formwork is complete.
- River Homes 16 and 24: Reinforcement and services have been installed to the first floor suspended slabs.
- River Home 8: First floor brickwork is complete.
Stage 2 :
River Home 11: Footings are complete and slab has been poured and brickwork is 50 per cent complete.
River Home 13: Footings and slab has been prepared.
Urbane is continuing to work on documentation for Stage 3 of the River Homes (RH2 to RH7) in anticipation for the Building Permits to be submitted to the Town of Victoria Park in the last quarter of this year.
Garden Homes
Over at the Garden Homes, CU Building Group is making steady progress across Garden Homes 2 to 5. Roof sheeting has been installed, while external plastering to the courtyards and external linings to the rear balconies has commenced. In addition, service pre-lays, air-conditioning plant and ducting have all been installed.
It is also exciting to see the suspended slab poured and the pergola columns installed on the roof terraces of Garden Homes 1 and 6 and to see the view corridor through to the river that these homes will enjoy.
Stage 2 earthworks are complete and the soakwells have been delivered ready for installation in early September.

The Golden Sedayu Construction team is pleased to report that July marked another month of strong progress at Somerset Residences, with construction continuing to advance steadily above the ground on the podium levels. The site has become increasingly active, with several work areas progressing at the same time to maintain the project’s momentum.
Throughout the month, the team completed a number of significant structural milestones, including the basement walls, the Level 1 lift and stair cores, and all of the ground floor structure.
Work also advanced onto the mezzanine level, while the installation of precast concrete elements continued to define the building’s form and layout.
We are pleased with the ongoing progress being made at Burswood Point and remain committed to delivering Somerset Residences to the highest standard.

Golden Sedayu has welcomed the Town of Victoria Park’s approval for the third and fourth apartment buildings at Burswood Point, introducing another 210 residences to the extraordinary riverfront site on the perimeter of the Belmont Park Racecourse.

With momentum building on site and behind the scenes, we would like to report that May saw Somerset continue to progress well through the structural phase.
Solid progress has been made across both cores (staircase and lift shaft) and the suspended slab works. Somerset East core vertical works continued ahead of the jumpform being erected and Somerset West has been set to have its jumpform installed in June. Jumpforms help with the construction of lift and stair cores when the formwork gets jumped from one level of a concrete structure to the next, thus increasing construction speed and reducing reliance on cranes.
With basement slab works now complete, activity across site has continued to build as the focus shifts further into the above-ground structure. Multiple areas are now progressing, including the formwork, reinforcement works and pouring of the ground floor suspended slab. With more of the structure now visible, buyers will begin to see Somerset’s scale and form emerging over the coming months.
Overall, the project remains on track to the construction program, with close coordination of logistics, crane operations, and follow-on trades continuing to play an important role as works continues to ramp up.
